Surveying is crucial in the preconstruction stage, for Development Application (DA) and Construction Design and Certification (CDC) approval. Accurate delineation of property boundaries, assessment of topography, and evaluation of site conditions through precise spatial data collection streamline the approval process, ensuring compliance with regulatory standards for successful construction projects.

Detail and Level Survey
This is the first step when looking at completing renovations or new construction work as it is required by both architects for their design work while it is also required by councils to ensure compliance with zoning regulations. This survey includes collecting AHD levels over the whole subject property while also picking up any existing buildings, roof structures (ridges & gutters) and any other man-made features. Adjoining information is also gathered on buildings, roof structures and windows. This information is then processed in the office using deposited plans to plot boundaries and create a final professional drawing which can be used in a DA/CDC application.

Preliminary Plan of Subdivision
A Preliminary Plan of Subdivision is a foundational document preceding Development Application (DA) submission, offering a conceptual layout of proposed lot configurations, roadways, and key features. Essential for evaluating compliance with regulations, it facilitates early-stage discussions, refinement, and development, serving as a critical tool in the initial subdivision process.

Draft Strata Plan
A Draft Strata Plan is a pivotal document in the strata subdivision process, outlining the layout of individual lots and common areas. Subject to review and approval, it serves as a blueprint for a strata scheme. The finalised Strata Plan, upon registration, establishes the legal framework for ownership and management, defining rights and responsibilities for lot owners and the owners' corporation overseeing common property.

Pre-Allocated Plan Number
A Pre-Allocated Plan Number (PPN) is a unique plan number issued to a Registered Surveyor for a proposed land development. This number is allocated to a specific parcel of land before the plans are ready for lodgement and registration at the NSW Land Registry Services (LRS). The PPN serves as an early identifier for the intended registration of a Deposited Plan (DP) or Strata Plan (SP). When a final or pre-examination PPN plan is lodged with the NSW LRS, the prefix “PP” is removed, and the plan is registered under its standard number format (e.g., PPSP76543 becomes SP76543). It’s a crucial step in the process, ensuring that land developments are well-documented and comply with legal requirements.
