Stage 4: NSW Land Registry Services (LRS) required plans

These plans play a crucial role in defining land boundaries and creating legal identities for parcels of land.

Subdivision Plans

This includes gathering all of the NSW LRS deposited plans in the area to help identify how much land is available which can then be subdivided accordingly. A plan of subdivision allows an applicant to divide land into two or more new parcels that can be dealt with separately.

2

Easement Plans

An easement grants the right to cross or use a portion of someone else’s land. This survey includes gathering all of the NSW LRS deposited plans in the area to help identify the boundaries. A selected portion of the lot can then have an easement created over the area which may require several compliance issues along the way.

3

Strata Plans

A strata plan is a legal document that outlines the subdivision of a property into individual lots and common property. It represents the strata lots (apartments or buildings) and the shared areas. Each homeowner owns an individual strata lot and shares common property with others.

4

Plans of Redefinition

A plan of redefinition serves as a valuable tool for accurately defining property boundaries. It is essential for property owners, developers, and legal professionals seeking to clarify and update the boundaries of their land parcels.

5

Plans of Delimitation

A plan of delimitation serves as a valuable tool for accurately defining property boundaries. It is essential for property owners, developers, and legal professionals seeking to clarify and update the boundaries of their land parcels.
